The apartments face the open sea, and per the developer, the current master plan for the district shows no building planned between the tower and the waterline. Direct waterfront stock is limited in Dubai, and Maritime City is one of the last areas designated for living on the water.

Per the developer, an additional metro line is planned to serve the area in the coming years, and Emaar is advancing a nearby development. What worries most buyers about Dubai is not the property but everything around it: how the money moves, what to declare at home, what happens on handover day, and how the money comes back. Those are exactly the parts I know from the buyer side.

  1. Choosing the property

    Matching what you are looking for against what exists in the market: area, developer, construction stage, size, orientation and floor. Including verification of the project registration and the developer documents.

  2. Preparation at home: banks and reporting

    Transferring funds abroad through your bank takes preparation: source of funds, supporting documents and handling the relevant parties. I know this stage from experience and I know where it gets stuck.

  3. Registration, contract and payments

    Signing with the developer, the initial payment, the DLD registration fee and registering the title in your name in the Dubai Land Department system.

  4. The construction period

    Tracking the official progress reports and payment schedules, and staying available for questions throughout the period until handover.

  5. Handover

    Completing payment, the handover inspection, taking possession and putting the property to use.

  6. Renting or selling

    Connecting you with management and letting companies in Dubai, long or short term, or guidance through a sale if you choose that.

  7. Repatriating funds and reporting

    Rental income or sale proceeds are reportable in your country of residence. I know the process and the documents required, and I connect you with the professionals who handle it.
